Sanitization & Fogging Cost Range Estimator

Set the affected area, surface types, severity and extras to see an educational cost range and the factors that move it.

The cost of a fogging or electrostatic service depends far less on the spray itself than on everything around it. An empty warehouse with open shelving and no electronics is a quick job. Now picture a school with computers on every desk and food areas. It has shared air units across three wings. And there is only a short gap between the last bus and the first morning arrival. That is a very different project, even if the floor space is about the same. The Cost Range Estimator asks you to describe the space in the ways that move the price. It asks for the total area, and whether surfaces are mostly hard, mixed, or soft. It asks how much treatment is needed. It also asks which extras apply. These include after-hours work, several separate areas, odor treatment, or removing things that cannot be disinfected.

The result is a rough range for learning, paired with a list of cost drivers. The range tells you whether a quote is in a believable ballpark. The driver list tells you what to demand in writing. Is cleaning first included or assumed? Who shuts the air system off and turns it back on? Are electronics covered or removed, and by whom? Is the wet time checked, and how? What is the re-entry time, and who confirms it? Is the label wording that allows the method attached? Two quotes for the same gym can differ hugely. One may include hand-wiping the equipment. The other may be a fog pass over dirty benches. The estimator helps make sure you compare the same work.

How to use it

  1. 1Enter the area to be treated and the type of building, such as an office floor, a gym, a classroom wing, a bus, or a rental unit.
  2. 2Choose the surface mix. Count padded seats, carpet, curtains, and mats as soft.
  3. 3Set the level based on whether this is routine, after an illness, or a response to a confirmed outbreak.
  4. 4Select any extras that apply. Review the range and the driver list before you ask for written quotes.

Relative cost level: Mid range

No published national reference range met our sourcing standard for this category, so the tool shows a relative level instead of dollars. Ask two or three providers for written, itemized quotes.

Cost level: Mid range.

None of the big cost multipliers are selected. Minimum service charges, travel and waste fees still apply.

Ask every quote to itemize labor, containment, product, waste disposal, verification sampling, and any rebuild, and to state what is excluded.

A worked example

Picture a made-up operations director at a mid-sized fitness studio. Several members reported a stomach illness in the same week. The studio has rubber floors and a mix of metal and vinyl equipment. It has a tiled locker room, a small lounge with padded chairs, and a front desk with computers. She enters the total area across the training floor, locker room, and lounge. She picks a mixed surface type because of the chairs and mats. She rates the level as raised because of the illness outbreak. She checks after-hours, because the studio cannot close during the day. She checks several rooms, because the locker room and lounge need separate handling. The tool gives a range with its drivers. They include cleaning the equipment and locker surfaces first, and electrostatic spraying on complex machine shapes. They also include protecting the front-desk computers, judging the padded chairs, and a buffer before the morning opening. When she asks for quotes, she asks each company four things. What is the product? Does the label allow electrostatic use? Who wipes the equipment first? What is the written re-entry time? One quote is far below the range. When she asks, it turns out to be a fog-only visit with no cleaning first. She sets it aside.

EPA's 2016 Emerging Viral Pathogen policy has been activated for SARS-CoV-2 (January 2020), mpox (August 2024), Marburg (October 2024), and hantavirus and Ebola (May 2026).

Read with care: The policy is voluntary and allows only limited off-label claims in technical materials; it does not change the application methods allowed on a label.

A WHO expert review notes WHO's 2020 interim guidance strongly recommended against spraying or fogging disinfectants in occupied spaces, and lists U.S.-approved hypochlorous acid at 180 to 460 ppm.

EPA's List N of surface disinfectants expected to kill SARS-CoV-2 grew from 85 products at launch in March 2020 to more than 500 products by October 2020.

Cost Range Estimator questions for sanitization & fogging

Why does surface type change the price of a fogging job?

Soft materials soak up product and rarely stay wet as long as a label requires. So padded chairs, carpet, curtains, and foam mats often need a different treatment, or they must be removed. Hard, sealed surfaces take an electrostatic or fog treatment well, and you can check them by eye. A space with a lot of soft material takes more labor and more judgment, and that shows up in the range.

Does the range include the pre-cleaning step?

The tool treats cleaning first as a cost driver, so you can see whether a quote includes it. Some companies assume your own cleaning staff will clean first, and they price only the spraying. Others include a full wipe-down. Neither is wrong, but you need to know which one you are buying. Disinfecting over dirt is wasted money.

What makes a job severe in this niche?

Several things can make a job severe. One is a confirmed outbreak in a school, childcare center, gym, or shared living setting. Another is a space that cannot be fully emptied for the time required. Lots of electronics or food areas that need covering also count. So does a shared air system that must be closed off across areas. Any of these adds labor and planning. If you are torn between two levels, pick the higher one.

How do I enter a bus or a fleet of vehicles?

Enter each cabin as a small room with mixed surfaces. Seats and floors are usually fabric or rubber, next to hard rails and dashboards. If you have many vehicles, use the several-rooms extra to reflect the repeat work. The driver list will flag dashboard electronics, seat fabric, and turnaround time. Those are the points to raise with a company.

Can the result help me decide against fogging altogether?

Yes. The drivers may show a lot of cleaning first, lots of electronics to protect, and long times the space must stay empty. If so, a wipe-and-wait program may reach the same goal at lower cost and with less disruption. Your own staff would run it on the spots people touch most. Bring the driver list to a company. Ask it to make the case for or against fogging in your own space.

Why does the estimator give a range instead of a single price?

The same space can be priced very differently. It depends on how much cleaning it needs first and which product the label allows. It also depends on how many areas must be closed off and when the work can happen. A range reflects that honest uncertainty. Use it to judge whether a quote is in a believable ballpark. Then use the driver list to ask each company what its own price includes and assumes.

Should I show my estimate to providers when I ask for bids?

It is usually better to share the scope of work and the driver list than the range itself. Giving companies a number can pull their bids toward it, instead of toward the work your space really needs. Ask each one to price the same written scope. Include cleaning first, protecting electronics, and planning re-entry. Then compare their bids with your range to spot anything unusually high or low.
